AI for Accountants Camberwell

Burke Road practices look after the funds, trusts and rental portfolios of some of Melbourne's wealthiest families. A dedicated AI builds the audit-ready SMSF workpapers, keeps every property schedule current in Xero and MYOB, and flags contribution cap and Division 293 problems months before 30 June, so your principals spend their time on the advice those families pay for.

Camberwell accounting is wealth accounting

Walk up Burke Road from the Junction, where it crosses Riversdale and Camberwell Roads, and count the brass plates above the shopfronts. A striking number belong to small accounting practices, many run by two or three principals who have looked after the same families for twenty or thirty years. Their clients are not start-ups or cafes. They are retired professionals, business owners who have already sold, and the second generation now inheriting the portfolio: households with a self-managed super fund, a family trust, a bucket company and two or three rental properties spread across Boroondara and the bayside suburbs.

The census explains why. At the 2021 Census Camberwell had 21,965 residents with a median age of 43, five years older than the Victorian median of 38. That is the life stage when super balances peak and property is the main store of wealth. Nationally, the ATO's March 2026 figures put the SMSF sector at 672,805 funds holding $1.06 trillion, and a Camberwell practice holds a noticeably bigger slice of that per client than most. It is careful, high-stakes compliance work: a fund audit every year, member balances that decide pension and tax outcomes, and families who expect their accountant to have spotted the problem before they have.

The pressure points are specific. SMSF files need audit-ready workpapers and every piece of evidence the approved auditor will ask for. Negatively geared portfolios need clean interest apportionment and depreciation schedules year after year. Contribution caps, carry-forward amounts and the $250,000 Division 293 threshold have to be watched across every member of a family, and since 1 July 2026 the new Division 296 tax on balances above $3 million has added another test. A dedicated AI for tax and compliance preparation takes that watching and assembling off your team, working in Xero and MYOB overnight, with every record kept onshore in the AWS Sydney region.

An illustrative Burke Road practice, July to November

71 funds, 230 rental properties and one principal counting down to retirement

Take a six-person practice in a first-floor suite on Burke Road, a short walk north of the Junction. Two principals, one senior accountant, two accountants and a practice manager look after about 160 family groups. Between them those families run 71 SMSFs and hold roughly 230 investment properties, owned personally, through discretionary trusts and, for eleven of the funds, inside the SMSF itself under a limited recourse borrowing arrangement. The family trusts and companies sit in Xero, the funds in a dedicated SMSF administration platform, and a handful of long-standing family companies still sit in old MYOB AccountRight files nobody has had time to move.

Every year the same thing happens. From July to October the team is consumed by individual and trust returns. The SMSF files wait. Audit packs go to the independent auditor in dribs and drabs from December, the auditor's queries come back in February, and the last fund is signed off hard against its lodgement date. Meanwhile a client who salary sacrificed through a bonus year finds out in the following autumn that she went over her concessional cap, and another couple receives a Division 293 notice nobody saw coming, because the rental losses on two Hawthorn East units had been added back into the income test.

With a dedicated AI in place the order flips. Through July it pulls the fund bank and broker statements, reconciles them, and builds a draft pack per fund: member balances rolled forward, pension minimums checked, contributions matched to evidence, the annual market valuation and related-party lease filed for each property fund, and a short open-items list at the top. The accountants review packs instead of building them, and most go to the auditor before the individual returns peak. The contribution register flags the bonus-year member in March, while there is still time to adjust the sacrifice. And the senior principal, who plans to step back in 2028, can finally see a younger director buying in to a practice whose files are consistent from one family to the next.

The wealth-file work it takes off your desk

Built around the files a Camberwell practice actually holds: funds, trusts, companies and property, all belonging to the same family.

SMSF workpapers and audit packs

Statement reconciliations, member balance roll-forwards, pension minimum checks, valuations, minutes and trustee declarations, indexed into one pack with the open items listed first.

Transfer balance reporting

Flags pension commencements, commutations and rollovers as they happen so quarterly TBAR events are prepared on time, not discovered at year end.

Rental property schedules

Agent statements coded, interest apportioned on mixed-purpose loans, borrowing costs amortised, capital works and plant carried forward, cost base kept for the eventual sale.

Contribution cap register

Every member's concessional, non-concessional and carry-forward position in one view, tested monthly rather than after the ATO letter arrives.

Division 293 and 296 watchlists

Members approaching the $250,000 Division 293 income test or the $3 million Division 296 balance, listed for a principal to raise with the family this year.

Family-group paperwork chasing

One polite request per family covering every entity, for broker statements, depreciation reports and signed minutes, followed up in your practice's own voice.

Bring one family group and its rental properties to the call

We will run a dedicated AI over a real family trust in Xero, or a legacy MYOB file, and show the property schedules and contribution register it produces. Most Camberwell practices start with a single fund.

When the principal steps back

Many of the boutique practices along Burke Road and around Camberwell Junction were founded by accountants who are now in their sixties. Their clients are ageing with them, the fund members moving from accumulation into pension phase and their children starting to sit in on meetings. Succession is on two sides of the desk at once: the families are planning estates, and the practice is planning its own handover.

The value of a fee book rests on how well it survives the founder leaving. If the reason a family's SMSF runs smoothly is that one principal remembers the history of every contribution and every property, a buyer will price that risk in, and some families will leave. A dedicated AI turns that memory into records. It documents each recurring job as it performs it, keeps files in one structure across every family, and logs what was prepared, when and from which source. A junior director buying in, a merger partner, or the next generation of the family inheriting the fund all get the same thing: a file they can pick up and trust.

It also changes the staffing question. Instead of hiring another graduate to rebuild workpapers the principal used to carry, the practice can keep a small, experienced team focused on the advice conversations these families value most. Our national guide to AI in Australian accounting practices covers the broader picture.

Day one

Connected to Xero or MYOB, your inbox and document store, with guardrails set on what it may do alone. Live within 1 hour.

First fortnight

One SMSF and one family's rental properties, so your senior accountant can compare its workpapers with their own.

By next audit season

The whole fund book, the contribution register and the property schedules, running continuously at around 70% less than a VA.

TPB obligations unchanged

It prepares; your registered tax agent reviews and lodges. The Code of Professional Conduct applies to your practice exactly as before.

Auditor independence intact

It works for the fund's accountant, never for the auditor, so the separation between preparing the accounts and auditing them stays clear.

Family data stays in Australia

Single-tenant on AWS in the Sydney region, isolated from every other firm, never used to train anyone else's models.

Questions from Camberwell principals

Can a dedicated AI prepare SMSF workpapers our auditor will actually accept?+

It prepares them to the standard your auditor already asks for. For each fund it reconciles the bank and investment statements to the ledger, ties member balances back to the opening position, matches every contribution to its evidence, checks that pension minimums were drawn, and collects the property valuation, lease, minutes and trustee declarations into one indexed pack. Anything that does not reconcile is listed as an open item for your team rather than papered over. Your accountant reviews and signs the fund off, and the approved SMSF auditor does the audit, so the independence line between preparer and auditor is untouched.

How does it keep track of contribution caps and Division 293 across a whole family?+

It keeps a running register per member, not per fund. Employer contributions from the payroll side, salary sacrifice, personal deductible contributions and non-concessional amounts are logged as they land, then tested against the concessional cap, carry-forward eligibility for members under the $500,000 total super balance test, and the bring-forward rules. For Division 293 it adds low tax contributions to income for surcharge purposes, which includes net investment losses from negatively geared property, and flags any member heading past $250,000 well before 30 June, while there is still time to talk about it.

Our Camberwell clients own several rental properties each. Can it keep those schedules straight?+

Yes, and this is where most of the hours go in a Boroondara wealth practice. For every property it keeps rental income from agent statements, splits interest on mixed-purpose or redrawn loans, amortises borrowing costs, carries forward the capital works and plant schedules from the quantity surveyor's report, and maintains the cost base for the eventual CGT event. When a client refinances or moves out of a former home, it flags the change so the deductibility question is asked in the year it happens, not three years later.

Division 296 started on 1 July 2026. Does the AI help with that?+

It helps you see who is exposed. The tax applies to earnings attributable to the part of a member's total super balance above $3 million, with a further rate above $10 million, and the first assessments follow the 30 June 2027 balances. The dedicated AI tracks each member's total super balance across the SMSF and any retail or industry fund statements you hold, and lists the members sitting near either threshold so the advice conversation happens this year. The advice itself stays with your qualified people.

We are planning succession. Does this make a Camberwell practice easier to hand over or sell?+

It removes the biggest discount a buyer applies: knowledge that lives in one principal's head. The dedicated AI writes down how each recurring job is done, keeps every client file in the same structure, and leaves a log of what was prepared and when. A younger director buying in, or an acquiring firm doing due diligence on your fee book, inherits files that are current and consistent. That tends to make the transition smoother for families who have trusted the same principal for decades.

Does it work with Xero, MYOB and the SMSF platform we already use?+

Yes. It connects directly to Xero and MYOB for the family trusts, companies and individual ledgers, and works alongside your SMSF administration software using the statements, data feeds and exports it already produces. Plenty of Camberwell practices still hold older MYOB AccountRight files for long-standing family companies, and the AI can help tidy those up as you move them across to Xero.

Our clients are private families. How is their information protected?+

Each practice gets its own single-tenant dedicated AI on AWS infrastructure in the Sydney region, so fund, trust and personal records stay in Australia. Nothing is pooled with another firm, and your clients' data is never used to train models for anyone else. Access follows the guardrails you set, and every action is logged, which matters when the files include estate plans, family trust deeds and balances in the millions.

Who is responsible for the returns, the practice or the AI?+

The practice, exactly as now. The dedicated AI drafts the workpapers, schedules and returns; a registered tax agent reviews and lodges them, so your Tax Practitioners Board obligations under the Code of Professional Conduct do not change. It is typically live within 1 hour, costs around 70% less than an offshore virtual assistant, and works overnight, so the drafts are waiting for review when your team arrives on Burke Road in the morning.
